We will stop your personalized meeting and give you a gift certificate for $50 to a local restaurant just for taking the time to come out. In order to qualify for this you must fill out a complete application prior to coming to our meeting and bring all requested documentation to the meeting while making a reasonable effort to secure a pre-approval.

Accurate Pre-Approval Guarantee or I’ll pay your next 3 months rent up to $1000 per month: is for purchase loans and only valid based on the financial characteristics of the borrower on the date of the pre-approval. The Brashen Financial Team is not responsible for loan denials based on any of the characteristics of the property including but not limited to Codes Covenants and Restrictions, Appraised Value, Title Issues, or Percentages of Condos Sold or Used as Rental Properties. The Brashen Financial Team at Cobalt Mortgage issues pre-approvals letter that are good assuming no changes in respect to the borrowers credit, income, or assets. If the borrower does not receive a loan approval due solely to negligence by The Brashen Financial Team at Cobalt Mortgage, The Brashen Financial Team will pay the would be borrowers current rent payment up to $1,000 per month for 3 months.

Closing Date Guarantee or I’ll pay the buyer and seller $250 each at closing only valid when completed purchase and sale contract, loan application, and all supporting and requested documentation verifying credit, income, and assets are received by The Brashen Financial Team at Cobalt Mortgage 15 regular workdays prior to the scheduled closing date. If borrower does not close on the date stated in the purchase and sale contract (by the close of business day) due solely to a delay by The Brashen Financial Team at Cobalt Mortgage, Borrower and Seller will both receive a $250 credit at closing.

Loan Commitment Dates Met or we’ll pay the buyer and seller $250 each at closing is based on the original purchase and sale contract. Appraisal deposit form is collected up front. Loan commitment date is subject to receipt of purchase and sale agreement including valid commitment date. Loan commitment is subject to underwriting approval. Loan commitment only valid when completed purchase contract, loan application, and all supporting and requested documentation verifying income and assets are received by The Brashen Financial Team at Cobalt Mortgage no less than 10 regular workdays prior to due date. If seller requests a loan commitment letter and does not receive the letter on or after the date stated in the purchase and sale contract (by the close of business day) due solely to a delay by The Brashen Financial Team at Cobalt Mortgage, Borrower and Seller will both receive a $250 credit at closing.

Lender Fees (Closing Costs) Guarantee or I’ll pay you the difference plus $500: I Guarantee the actual closing costs we charge will be equal to or less than the estimate we provide for all your lender fees. If the lender fees go up even 1-cent we’ll pay you the difference plus $500.

On Time Closing Guarantee or we’ll pay your extension fees plus $100 per day up to $500 is based on the lock expiration date for refinances and the purchase and sale contract for purchase loans. The money will be credited to your closing costs or pre-paid interest, taxes or insurance at escrow. We will credit up to but not to exceed the total amount of closing costs and prepaid items due to laws prohibiting us paying to you cash at closing.

Communication Guarantee or I’ll pay the buyer $250 at closing is defined as a minimum of 5 e-mail updates through out the entire transaction at every major point in the loan process such as initials contacts, appraisal receipt, loan submission, loan approval, documents being sent to escrow, and loan funding. If at the end of the transaction a borrower does not receive a minimum of 5-status update emails from The Brashen Financial Team at Cobalt Mortgage, borrower will receive a $250 credit at closing.
